Your off-market outreach starts with a list, not a guess. Open the borough you work and every residential unit is already scored from what the record says about its owner's position, with the top of the ranking cut into three bands.

Get the owner, not just a name on a deed

Click an owner and you get the person: their job and company, their email and phone, and their LinkedIn, Facebook and X profiles, drawn from the record and a licensed people-data lookup and scored for confidence before you see it. Search that name and every parcel they have owned, sold or bought comes back with it.

Click the building instead for the owner of record with the mailing address given on the deed, market value and tax class, and twenty years of recorded history: every deed, every mortgage, who bought from whom, cash or financed.

Build tomorrow's call list from the blocks you farm

Get exactly the owners you want, searched over exactly what is on screen: beds, price bands, “hasn't traded since 2015,” cash vs financed, radius from a target building. Save it, share it as a URL, export to CSV.

Every NYC parcel with its owner of record, market value and tax class — plus about 310,000 co-op apartments the city lists nowhere, enumerated from the transfer and share-loan records so each one has an owner and a sales history.

Twenty years of deeds, already matched to the apartment

Deeds, mortgages and transfer-tax documents back to 2003, matched to the parcel — and, for co-ops, matched to the individual apartment, which is the part the raw record makes hard and the part we did for you.

Current when you call

Deeds, mortgages, share loans, sales and filings load nightly; arrears and abatements weekly. Where a co-op has no share-loan filing we say “unknown,” not “cash,” and estimates are labeled as estimates.

Payment is required to start. There is no free tier and no trial: an account that has not subscribed can reach its own settings and nothing else. Your sign-in link lands you on your team settings, where the button names your choice back to you before you are charged; payment is taken by Stripe, Cleartext Labs LLC is the merchant and PROSPECT NYC is what appears on your statement. You can cancel from the same settings page at any time, and the plan runs to the end of the period you have paid for.
